What is an EPC?

An Energy Performance Certificate will tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in Band A.

The Certificate also tells you on a scale of A-G about the impact that your home has on the environment. Better rated homes should have less impact through carbon dioxide (CO2) emissions.

There can be no denying that global warming is a major problem – just look at recent summer flooding across the UK for a very local indication of an international problem. Our great grandchildren won’t know or even have seen snow if we do not address this issue.

As a result, an international group was put together called “Kyoto” which all countries have agreed to implement changes to improve and save our environment. The requirement for an EPC was set by a European Directive which all member States HAVE to implement. The EU found that a significant proportion of energy was being used by residential and commercial properties – up to a third of the world’s energy usage.

Just small improvements to the energy efficiency of properties will have a dramatic affect in helping address our global warming problems.

What happens on the energy inspection?

During the inspection, the energy assessor will record key information that affects the energy efficiency of a property. The assessor will look at the construction of your property – particularly the walls, roof and floors, your windows, loft insulation and heating and hot water systems. All of this information is entered into a software programme which then generates the energy rating and recommendations for the householder on how to improve this rating. The proposed recommendations are just this, a recommendation, and a guide price to the possible savings to fuel bills is also provided.
